So funktioniert es

01

Projekt aufsetzen

Erstellen Sie das Projekt, wählen Sie den Kostenkatalog, legen Sie Flächen, Mehrwertsteuer, Währung und Berechnungsart fest

02

Modell aufbauen

Ohne erneute Dateneingabe.

How it works

01

Set up the shell

Create the project, choose the cost catalog, set areas, VAT, currency and calculation type.

02

Fill the model

Import cost elements and catalogs from your existing template, or build them in the interface.

03

Phase it

Assign timing to every element and read the resulting cash flow.

04

Stress it

Build scenarios, compare them, snapshot the one you take to committee.

05

Promote it

Approve the case and it becomes the live budget in Control. Nothing is re-entered.

Cash flow before there is any cash

A profitable project can still fail on timing — phase every element and read the cash flow straight out of the model.

  • Timeline and cash-flow views on the same data
  • Peak equity and funding gap at appraisal stage
  • Finance cost modeled against the drawdown, not guessed
  • Phase-level cash flow for staged and multi-plot schemes

Case study · GLOBAL CONSULTANCY

Turning JLL's delivered projects into the benchmark for the next one.

JLL is a New York-listed global real estate services and investment management firm, with more than 113,000 employees in over 80 countries. Across Riyadh and wider Saudi Arabia, New York and Germany, PROBIS delivers benchmarking and cost controlling for JLL's project and development services, capital planning and corporate real estate teams, on JLL's own protected instance. AI Labs reads legacy portfolio data, from Excel cost sheets to AIA G702 and G703 payment applications, and posts every line item automatically. The result is a structured cost history that JLL uses to deliver owner and lender reporting as a service to its own clients.

Fallstudie · GLOBALE BERATUNG

Frequently asked questions

Can PROBIS replace our Excel development appraisal?+

Yes — and clients usually import their existing model rather than rebuild it. Cost catalogs, cost types and structures come in through a template file. What you gain is that the model no longer sits outside the project: it becomes the budget, and it keeps updating.

Does it calculate residual land value?+

Yes. Set your target margin or return and Calculate derives the maximum land price that satisfies it, updating as you change costs, revenues or timing.

How many scenarios can we run?+

There is no practical limit. Scenarios live inside the project and share its structure, so adding one does not create a separate file to maintain.

Where do the benchmark construction costs come from?+

From completed projects in the PROBIS base, adjusted for region, asset class and construction cost index — and, where you have your own project history in the system, from your own delivered projects.

Does the appraisal handle mixed-use schemes?+

Yes. Costs and revenues can be split by construction section, usage type and unit, so a scheme with residential above retail is modeled as one project with separate economics per component.
