Can PROBIS replace our Excel development appraisal?+

Yes — and clients usually import their existing model rather than rebuild it. Cost catalogs, cost types and structures come in through a template file. What you gain is that the model no longer sits outside the project: it becomes the budget, and it keeps updating.

Does it calculate residual land value?+

Yes. Set your target margin or return and Calculate derives the maximum land price that satisfies it, updating as you change costs, revenues or timing.

How many scenarios can we run?+

There is no practical limit. Scenarios live inside the project and share its structure, so adding one does not create a separate file to maintain.

Where do the benchmark construction costs come from?+

From completed projects in the PROBIS base, adjusted for region, asset class and construction cost index — and, where you have your own project history in the system, from your own delivered projects.

Does the appraisal handle mixed-use schemes?+

Yes. Costs and revenues can be split by construction section, usage type and unit, so a scheme with residential above retail is modeled as one project with separate economics per component.
